About the game
Property Tycoon is a board and strategy game you play in the browser against two robots. You go around a 40-square board buying streets, railroads and utilities, collect rent from whoever lands on your properties, build houses and hotels and try to drive your opponents bankrupt.
Everyone starts with 1,500 and receives 200 each time they pass Start. When you land on an unowned property you can buy it or send it to auction, where everyone bids. Owning every street of a color doubles the rent and unlocks building houses, up to the hotel.
The board also has Chance and Community Chest cards, taxes, Jail and Free Parking. If you cannot cover a charge, you can sell houses, mortgage properties, pay the debt or declare bankruptcy.
The match ends when only one player remains or after 80 rounds, when the highest net worth wins. Your score is the number of rounds it took you to win, and fewer is better. For similar games, see the board games and Realms.

How to play
- Press Start and click Roll dice on your turn. Your token moves the sum of the two dice, and doubles let you roll again.
- When you land on an unowned property, choose Buy or Auction. In the auction each player bids higher, at least 10 above the previous bid, or passes.
- When you land on another player's property, the rent is charged automatically, unless it is mortgaged.
- Under My properties, use + house to build (only with every street of the color and evenly), − house to sell, and Mortgage or Redeem.
- In Jail, pay the 50 bail, use the get-out card or try to roll doubles. On the third try without doubles, the bail is charged and you move.
- If you cannot cover a charge, sell houses, mortgage, pay the debt when you can or declare bankruptcy.
Game modes
- 1 player. A single-player game against two robots. The robots play by themselves on their turns, and the match has no save feature.
Tips
- With every street of a color, the rent on streets without houses already doubles, and then each house raises the charge.
- Railroads pay more the more you own: the rent is 25, doubling with each extra railroad. Utilities charge the dice total times 4, or times 10 with both.
- Mortgaging gives half the price, but redeeming costs 55% of the price. Use a mortgage to get out of a squeeze, not as an income source.
- Landing on Income Tax costs 200, and the Luxury Tax costs 100. Keep a reserve for those squares and for high rents.
Frequently asked questions
How many opponents do I play against?
Two robots, Robot Ana and Robot Bruno. The number is fixed so that scores from different matches are comparable.
How do you win a match?
You win by being the last player who has not gone bankrupt. If the game reaches 80 rounds, the highest net worth wins, adding up cash, properties and buildings.
How many houses and hotels can I build?
Up to 4 houses per street, and the fifth building becomes a hotel. You need every street of the color and building must be even. The game has a supply of 32 houses and 12 hotels for everyone.
Is the match saved if I close the page?
No. The game does not keep matches: the board lives only in the open page, and restarting creates a new match. The score is only recorded when you win.
